Most homeowners only think about their roof when there's a stain on the ceiling — and by then water has usually been getting in for weeks. The field of shingles. We look for hail bruising (soft spots where the granules have been knocked loose), cracking, blistering, and the smooth bald patches that mean a shingle is near the end of its life. On a Middle Tennessee roof that's seen a few hail seasons, this is usually where the story starts.
The edges and the ridge. Wind doesn't lift shingles in the middle of the roof — it grabs them at the eaves, the rakes, and the ridge cap and peels them back. A creased shingle looks fine from the ground but has already lost its seal.
Flashing, boots, and penetrations. The metal around your chimney, the valleys, and the rubber boots around plumbing vents are where a huge share of leaks actually start. Cracked pipe boots in particular are one of the most common leaks we find, and one of the cheapest to fix before they soak your drywall.
Gutters, downspouts, and soft metals. Dented gutters and dinged-up vents and valleys are the tell-tale fingerprints of a hail event. They also tell us how hard the storm actually hit, which helps us read the shingles.
The attic, when we can get to it. A flashlight in the attic shows water staining, damp insulation, and daylight where there shouldn't be any — early warning signs you'll never see from outside.
